Landlords

Landlords fall into many different categories, from someone going away to work for a year and letting their home through to landlords of dozens, sometimes hundreds, of properties to whom being a landlord is their full time occupation. At S J Smith we offer a range of services to cater for every type of landlord and property and whether it is a one off let or a whole block or estate to manage, we apply the same standards of care, namely that we treat your property as if it were our own and we will only let to tenants we would be happy to let our own homes to. We use our experience to help sift the good tenants from the not so good as well as taking up a full range of references/checks to minimise any risk and we can also offer landlord insurance to cover against a range of eventualities. We offer three main types of services as below:

Let Only

This is where we would advertise the property, arrange and accompany viewings from prospective tenants, take up references, prepare the tenancy documentation and arrange inventory, collect the first months rent and deposit and then hand over to the landlord to manage.

Rent Collection

We would carry out all of the above tasks and then continue to collect the rent on a monthly basis and forward to the landlords designated bank account. We would also prepare and send full statements to the landlord each month.

Fully Managed

At this level we would carry out all of the above services as well as additional work such as regular inspections of the property with reports sent out to the landlord detailing the current condition of the property, we would also be the point of contact for the tenants so should any problems arise the tenants would contact us and we would arrange tradesmen or repairs in consultation with the landlord. We would oversee any works carried out and send estimates / invoices to the landlord and settle trades accounts on the landlords behalf.  We would usually agree a contingency plan with the landlord to spend up to a certain amount in the event of an emergency. We would also arrange for the necessary gas and electrical safety checks to be carried out on an annual basis and then at the end of the tenancy we would supervise the check out and any dilapidations would be deducted from the tenant’s monies.
