The Next Step

This is now the stage where we can sit down with you and get a really good idea of what you’re looking for and we can start suggesting properties to view. From experience we know that many people end up buying a different type of property or in a different area from their original search parameters so if we sometimes suggest something outside of your requirements, its not because we’re not listening, its because we want to give you options you may not have considered. It’s always worth viewing a property as it’s the only way to truly get a feel for it and the more you see, the easier it is to spot the good ones. At S J Smith we understand that each buyer is an individual and we will try and build up a relationship between you and us so that we can help you find your ideal property and we will use our extensive local knowledge to suggest areas, roads and individual properties that suit your needs. Registering

It’s worth remembering that some of our clients ask to have their properties marketed on a ‘low key’ basis so there is often  more available to buy than first meets the eye, which means it’s important to register with us rather than just keeping an eye on the portal websites or the paper. If we have your details it means we can contact you as soon as we are instructed. Use the ‘register’ button on the website, email or call us.

Following Up

After you have viewed a property we will call you to ask for your comments and feedback on the property you have seen. This is important information, not just for the seller so that they know how the  market is reacting to their property but so that we can get a better feel for the type of things you like and don’t like and helps us suggest other properties which may suit your needs better.

Offering

Once you are ready to make an offer on a property we will confirm your offer to the vendor both verbally and in writing and we will send you written confirmation of your offer and of the seller’s reaction, either negative or positive. We will then negotiate between you and the seller to find a price that is acceptable to all parties and at S J Smith we pride ourselves on our integrity and the transparency of this part of the buying process so you can rest assured that your offer is being dealt with promptly, professionally and properly. Once a price has been agreed we will issue the necessary paperwork and manage the sale to a successful conclusion, and we are always there throughout the transaction to answer questions, guide and advise.
