Buying a home is a massive commitment and can be quite overwhelming.

How to Decide What Home to Buy

When choosing a new home, you need to figure out what factors weigh the most. You may have a vision of what your home may look like, but you sometimes need to compromise based on the price point you are going for or the area. Here some things to consider:

-          Property size

-          Location

-          Design/Layout

-          Outside space/Garden

-          Parking

-          Cost

You need to truly think about what is important to you and what is just ‘nice’ to have.

What Property Can I Afford?

Consulting a mortgage advisor can help you out immensely. They will take into consideration your credit score, incomings and outgoings and other bills. They will then be able to tell you how much you may be able to afford and the best mortgage you can go for.

Location

It can take years to get to know an area. Here are some things to consider when choosing a location:

-          What does the area offer?

  • Where will you be in five years, do you need local shops? A nightlife? Gym? Find out what is important to you.

-          How convenient is it?

  • Are you close to people you know? Can you get to work okay? Is there local transport?

-          Is it thriving?

  • Are there new developments being planned? Do the local shops look fresh and new? Are there cafes and restaurants? If the area is just developing, then house prices may go up as you live there. Which is good if you plan to resell.

-          Council Tax

  • Make sure you add this to your calculations and can afford it.

Having a drive around and spending a day or two in an area can give you a proper feel for the location.

Home Checklist

Here are a few things to look out for when viewing a property:

-          Windows

  • Do they have double glazing? Are they fitted okay? Are there any drafts?

-          Damp/Structure

  • Look out for mould and dampness, this can cause a lot of money to repair if there’s structural damage.

-          Plumbing

  • Is the water pressure okay? What is the boiler like?

-          Storage

  • Is there enough storage? Do you have enough room to build a unit?

-          Neighbours

  • Are the neighbours nice? Do they make a lot of noise? Make sure to ask the previous owners these questions.
