Tips for Selling Your Home in the Colder Months

The cold weather is here but that doesn’t mean there’s cooling in the property market. There really isn’t a bad time to sell a home and serious buyers are around all the time. Especially in the new year when people are looking for a fresh start!

You’ll have to just adapt your sales tactic during the darker, colder months to accommodate the conditions. You can sell a property just as quickly in winter - and there are some things you can do to help matters.

Try to be flexible with viewing times. You may find that potential buyers will want to see your home in daylight conditions, so the window to arrange a viewing is small. Weekends will give you valuable viewing hours, so where possible, book viewing appointments on Saturdays and Sundays.

Don’t ignore winter kerb appeal. You’ll have images on your online listing of your property’s exterior taken in the daytime, so the outside of your home still needs to look good. Throw away any rubbish that has blown into your garden, cut back any overgrown greenery, and tidy flower beds by adding bark chippings. An outside light will help visitors see your house number and it will also provide a safe route to your door.

Get the lighting right. Low natural winter light can make interiors feel dull, so you want to let in as much daylight as possible when you have viewings. Pull back the curtains, roll the blinds up and remove any big objects from the window sills as these might block light from getting into a room. Also, look at investing in some higher-wattage bulbs to brighten up your home, and put lamps on to add a warm and welcoming glow.

Make your home inviting. Creating an inviting environment should help with your sale. You want potential buyers to feel warm and cosy when they enter your home. If you have an open fire or wood-burning stove – light it up. Make sure you don’t make it feel too stuffy as it can make people feel drowsy! Adding a few blankets, cushions, or throws in lovely winter colours is a great way to make a home feel cosy and inviting.

A nice touch is to offer viewers a hot drink when they arrive to help warm them up. Remember, the more welcome you can make people feel, the higher the chance that they’ll be positive when walking around your home, and hopefully they leave with a happy memory of the viewing and your home.
