Preparing your home for sale can be a stressful time for you and your family. In order to sell your home quickly and for the best price, it is essential that you present your house in the best possible light. Below are some top tips to prepare your home for a successful sale:

Clean and de-clutter.

Tidying up and giving your home a thorough clean is the cheapest way to make your property more attractive to potential buyers. A dirty and untidy house or flat will be enough to put many potential buyers off completely, no matter how great the property is. Tidy your personal items into cupboards and clear all your rooms of clutter. Make sure the important rooms are completely spotless, for example, the kitchen and the bathroom.

Keep colours neutral.

Make sure that when you are ready to sell, the colours of paint and wallpaper are neutral. This is in order to appeal to the widest possible range of buyers. It is much easier for a viewer to picture putting their own stamp on a property if they are working with a blank canvas. Neutral colours also help to make your home feel bigger and more welcoming.

Complete any DIY jobs and repairs – and be honest about any bigger issues!

Make sure you take a good look around your property to check if there are any areas that require TLC. Buyer’s surveyors will be looking out for any defects (cracks, leaks, loose tiles, etc) and this will be taken into account when negotiating a price. Make sure to check all your light bulbs are working as this is often something that gets overlooked. Try to get your property in the best possible condition in order to sell for the price you’re hoping for.

Don’t forget about the garden...

A garden can be easily overlooked when worrying about the presentation of the inside of your home. Make sure you cut the grass, weed those flower beds, jet hose the patio, and clear the garden of rubbish and clutter.

How does your house smell?

Make sure you eradicate any unpleasant smells before you start taking viewings. If you have pets, it is often a smell that may not be obvious to you but would be obvious to a family that doesn’t have animals. Make sure you wash pet bedding, cages, and litter trays. You can even use scented sprays and air fresheners to give your home that extra boost, but don’t go overboard or viewers may think you have something to hide.
